Service Of Party Wall Notices In 3 Simple Steps...

Step 1: Serve Party Wall Notices On Your Adjoining Owners

Step 2: Your Neighbours Have 14 Days To Respond To Your Notices

Step 3: If Your Neighbours Fail To Respond, A 10 Day Letter Is Sent Out.
Then What Happens?
Your neighbour(s) will be provided with a total of four options. There are two consent options and two dissent options that they can choose from.

If your neighbour consents to the works then you will have no further fees to incur and you will have met your obligations under the Party Wall etc. Act 1996 and the notifiable building works can commence

If your neighbour consents to the works subject to a schedule of conditions then you will need to arrange for a Party Wall Surveyor to attend your neighbours property and carry out an inspection. They will then produce a schedule of conditions report. Once the report has been produced and issued the notifiable building works can commence.

If your neighbour dissents to the works but concurs in the appointment of a single agreed surveyor then the surveyor will need attend your neighbours property, carry out an inspection and then produce a schedule of conditions report together with a full Party Wall Award. Once the Party Wall Award has been served on all parties the notifiable building works can commence.

This is our fee to attend your neighbours property and conduct an inspection of the relivent parts of their property.

This is our fee to act as the building owners surveyor and prepare and serve Party Wall whilst liaising with your neighbours surveyor.
*Please note, under normal circumstances the building owner will be responsible for covering the costs of their adjoining owners surveyor. Typical fees for an adjoining owners surveyor vary but are typically £800.00-1,200.00
